The Malaysia My Second Home (MM2H) program is a long-term visa scheme that was introduced in 2002. It invites foreigners and retirees who wish to stay in Malaysia for an extended period.

The program provides various benefits, such as allowing the applicants to reside in Malaysia, enabling their children to study in Malaysia, and giving them the option to buy property and invest in Malaysia, subject to certain conditions and approvals.

Application Process

Malaysia My Second Home - Special Economic Zone (SEZ)

The New SEZ SEZ will consist of Johor Bahru City Centre, Iskandar Puteri, Tanjung Pelepas-Tanjung Bin, Pasir Gudang, Senai-Skudai, Sedenak, Forest City, Pengerang Integrated Petroleum Complex (PIPC) and Desaru. However, this is pending confirmation from the government.

The minimum price is governed by state laws, and you must buy the property straight from the property developers, not through brokers or previous owners. Properties in Forest City, for instance, start at RM500,000, which is less than the typical minimum for other MM2H categories.

Yes, for the SEZ category, you must purchase specific property directly from approved developers and not through real estate agents or existing owners.

According to the most recent SEZ regulations, you can only buy property in Forest City. Therefore, you will have to purchase directly from the property developer. For example, Forest City is developed by Country Garden.

Yes, it is mandatory to purchase a property under the MM2H programme; it applies to all categories.

Unfortunately, no. You are not allowed to sell your property within 10 years, as the property that you purchased is tied to the MM2H visa programme.

 

You may sell the property if either:

  • You would like to upgrade your property, and the value of the second property is higher than the first property
  • After 10 Years of holding an MM2H visa
  • You have cancelled your MM2H visa and decided to move out of Malaysia

Yes, you may apply using your existing property, as long as the value stated in the Sales and Purchase Agreement (SPA) meets the minimum property purchase threshold specified for the applicable tier.


You may claim against your fixed deposit if the property was purchased within two years prior to the date of your MM2H visa endorsement. If the property was purchased more than two years before the endorsement date, you will not be eligible to claim against the fixed deposit. The eligibility is determined based on the date stated in the SPA.


For example, if your MM2H visa endorsement was issued on 1 July 2025, you may claim 50% of the fixed deposit by submitting an SPA dated on or after 1 July 2023.

You can only buy residential title properties under the MM2H.

"Residential Properties with Commercial Title" would be the sole exception.

Yes, the property can be under shared / joint ownership with anyone listed on your conditional approval letter. However, if only one owner intends to apply for MM2H, they might need to transfer full ownership or purchase a new property under the principal applicant's name.

To fulfil the MM2H requirements, the visa holders are required to purchase residential property. The visa holders must fulfil the state requirements if they would like to purchase land or commercial properties.

Yes, those who are granted an MM2H visa have one (1) year from the date of endorsement to purchase property. If this isn't done, the visa may be cancelled or willn't be able to be renewed.

Yes. You can apply for a bank loan under the MM2H visa, which is subject to the banker with whom you liaise.
No, you are not allowed to purchase multiple properties to meet the requirement. You will need to show the Sales Purchase Agreement (SPA) for a single property.
Minimum Stay
Yes, the Principals are required to have a minimum cumulative stay of 90 days annually in Malaysia.

Principals under 50 years old are required to spend a total of 90 days in Malaysia annually, and it can be accumulated by their dependents.


The 90-day stay requirement will not apply to the principal and their dependents if the principal is 50 years of age or older.

There is a possibility that your MM2H renewal will be rejected if you fail to meet the minimum stay requirements based on the MM2H Committee’s discretion.
Financial Requirements

Yes, the MM2H programme offers four main categories: Platinum, Gold, Silver, and Special Economic Zone (SEZ). Each category has distinct financial prerequisites.

Here is the fixed deposit requirement as follows:


Platinum: USD 1 million

Silver: USD 150,000
SEZ: USD 65,000 for those aged 21-49, and

No, the fixed deposit only needs to be placed by the principal applicant. Dependents are not required to make an additional fixed deposit.

Yes, you may withdraw up to 50% of the Fixed Deposit after MM2H approval for a few purposes in Malaysia as follows:

 

  1. Property Purchase - Do take note that the Sale and Purchase Agreement must be dated after your visa endorsement.
  2. Education Expenses
  3. Medical Expenses
  4. Domestic Tourism Expenses
Yes, you are entitled to keep the interest earned on your Fixed Deposit. Usually, the interest you earn from the FD will be credited to your personal savings account, and it is free to use on any expenses.

Yes, there is a one-off participation fee (payable to the government) for the principal applicant:

 

  • Platinum: RM 200,000
  • Gold: RM 3,000
  • Silver: RM 1,000
  • SEZ: RM 1,000

 

 Importantly, there are no participation fees for dependents in any category.

The new MM2H program does not require you to provide proof of your income/ liquid assets. The updated program has removed this requirement. However, you will still require enough money to pay for your living expenses in Malaysia, fulfilling the fixed deposit, and the property purchase requirement.

Yes, absolutely. You can add your dependents anytime after the MM2H visa is endorsed. You can add any dependents, such as a spouse, children, parents, or parents-in-law, but there will be additional charges for the application. Certified relationship documents (marriage certificate, birth certificate) will be required.

Great news! You are not required to be in Malaysia during the application phase, as long as all necessary documents are provided to us.

You are only required to be in Malaysia after receiving the conditional approval letter in order to complete the visa endorsement process, e.g., pledging the fixed deposit, medical check and purchasing local medical insurance.

You can expect the MM2H application process to take approximately 3 - 4 months from submission to approval.

No, as the MM2H requirements have been revamped since 2024, the MM2H application has to be submitted through an authorised MM2H licensed agent.

  • You’ll have three (3) months from the issuance of the Conditional Approval Letter to complete your visa endorsement in Malaysia.

Yes. When you have a long-term visa, you are eligible to open any bank accounts of your own preference, which is subject to the individual bank's terms and conditions.

It's advisable to liaise with your logistics company for assistance with this process.

Dependents

You may include your spouse, parents or parents-in-law, and any biological, step, or adopted children under the age of 34 (children under the age of 34 must be unmarried and unemployed in Malaysia, or medically certified disabled children without an age restriction).


Your grandparents, grandchildren, nieces, nephews, and siblings cannot be included.


A foreign domestic helper may also be placed in the Platinum category.

Yes, the dependents' visa duration will be the same if they apply on the same application.


However, if the principal adds dependents later, the dependents' visa period will follow the remaining validity of the principal’s.

Yes, dependent children are eligible to study up to the tertiary level in government-recognised institutions.


However, they will need to apply for permission to study after the principal’s visa has been endorsed.

The dependent visas will be cancelled if the principal holder cancels their MM2H Pass.


However, dependents can easily switch to an Employment Pass if they receive a job offer, without affecting the principal visa holder’s MM2H status.

Yes, recent rule changes now allow individuals with a Malaysian spouse to apply. However, it's important to note that Malaysia does not recognise same-sex marriages.

Unfortunately no. Unmarried partners are considered a separate application.
You must first obtain a marriage certificate before adding your partner to the same application.

Work & Business
Unfortunately, no, only the Principal of Platinum pass holders are eligible to work or conduct business in Malaysia. Holders of Gold, Silver, and SEZ visas are not allowed to work or invest or be employed.

Only the Platinum category visa holder is allowed to work or be a company director or shareholder.


According to the revised MM2H Guidelines, the remaining MM2H visa holders are not permitted to hold director or shareholder positions in a company. Since this new rule applies to new applicants who apply for the MM2H visa program, current holders of MM2H passes must adhere to the previous guidelines.

No, you are not allowed to start a business under these 3 categories, only the MM2H Platinum Category are allowed to do so.

Alternatively, you may switch to other visas that allow you to work & start a business, such as the Employment Visa or participate in the Premium Visa Programme (PVIP), which allows you to work or be employed in Malaysia.

Medical
Yes, after receiving the MM2H conditional approval letter, all applicants must undergo a medical checkup at any government-approved clinic or hospital in Malaysia before getting the official visa endorsement.
Yes, anyone below the age of 60 requires local medical insurance. You will also need to provide proof of valid health insurance for visa renewal. Failure to comply with the medical insurance condition can lead to MM2H visa revocation.
In general, Malaysia offers both public and private healthcare options for foreigners. Many MM2H participants prefer private healthcare due to better services and easier access. Both public and private healthcare have their advantages.
Renewal & Cancellation

All visas are issued with a maximum 5-year validity, and all visa holders are required to go through the renewal process every five years.

You will need to provide a copy of your valid passport, a copy of your latest medical report, and proof of valid health insurance.

The renewal of the MM2H Visa has to be referred back to the agent that you have received your MM2H visa. If the agent is no longer in operation, you can find any MM2H agent that you like to do your renewal.

The renewal process since the beginning of the MM2H has been straightforward. Based on the existing MM2H Visa conditions that you have received, you will just need to follow the terms and conditions upon receiving the first conditional approval letter. Any policy changes are exempted unless you cancel the visa and reapply with a new visa.
Yes, you can fully withdraw your Fixed Deposit if you choose not to extend your MM2H visa and have gone through the visa cancellation process.
Cancellation and Other Considerations

In this matter, we recommend that our clients prepare a will for their next of kin to manage any of their tangible assets, including the MM2H fixed deposit. Your next of kin will need to come to Malaysia to collect the funds following the completion of legal processes.


However, the new regulations allow the principal applicant to designate a dependent as a successor upon their death. However, the specifics are still being finalised as this applies to the new MM2H program starting in July 2024. Existing MM2H holders under older conditions might not have this option, and their dependents' visas could be terminated.

Yes, but it is generally not recommended due to significant taxes and complex procedures. You may purchase a brand new or a second-hand car in Malaysia.

Unfortunately, only Malaysian citizens and Malaysian Permanent Residents are exempted. The MM2H visa does not allow any waiver of the tourism tax.

All foreign-sourced income that is brought into Malaysia is non-taxable until 2036. It was recently announced in the Malaysian 2024 budget. Only the income generated in Malaysia is required to be paid local income tax.

 

Any interest that you receive from your fixed deposit is tax-exempt.
