What is Malaysia My Second Home (MM2H)?
Introduced in 2002, Malaysia My Second Home (MM2H) is a long-term visa for foreigners and retirees who want to reside, study, and invest in Malaysia.

Four criteria to qualify
Every MM2H application is assessed against these core requirements before tier-specific criteria apply.
Investment
A fixed deposit placed with a Malaysian bank. Up to 50% is withdrawable immediately upon visa endorsement — no waiting period — to cover property purchase, medical care, education, or domestic travel within Malaysia.
Proof of Foreign Income
Proof of foreign income is required from the principal applicant. This is assessed on a case-by-case basis, as MOTAC has not set an official minimum income threshold.
Letter of Good Conduct
Applicants above 18 years old must provide a Letter of Good Conduct from the authorities of their current country of residence.
Medical Requirements
All applicants and dependants must submit a medical report from a Malaysian clinic, plus proof of valid local medical insurance after approval.
Choose the tier that fits your profile
SEZ is cheapest but ties your property purchase to Forest City, Johor. Silver and Gold suit most applicants who just want residency. Platinum alone unlocks business, investment and domestic-helper rights.

What you'll need to prepare

Common MM2H questions
The visa holders and their dependents can reside in Malaysia for up to 20 years, depending on the category they applied for. It's an ideal option for those who are seeking a second home in a dynamic, diverse country.
- Platinum: 20 years
- Gold: 15 years
- Silver: 5 years
- Special Economic Zone (SEZ): 10 years
According to the most recent SEZ regulations, you can only buy property in Forest City. Therefore, you will have to purchase directly from the property developer. For example, Forest City is developed by Country Garden.
- Platinum: RM 2 million or above
- Gold: RM 1 million or above
- Silver: RM 600,000 or above
- SEZ (Special Economic Zone): Only applicable to Forest City — the purchase price is subject to the property developer
You may sell the property if either:
- You would like to upgrade your property, and the value of the second property is higher than the first property
- After 10 Years of holding an MM2H visa
- You have cancelled your MM2H visa and decided to move out of Malaysia
You may claim against your fixed deposit if the property was purchased within two years prior to the date of your MM2H visa endorsement. If the property was purchased more than two years before the endorsement date, you will not be eligible to claim against the fixed deposit. The eligibility is determined based on the date stated in the SPA.
For example, if your MM2H visa endorsement was issued on 1 July 2025, you may claim 50% of the fixed deposit by submitting an SPA dated on or after 1 July 2023.

"Residential Properties with Commercial Title" would be the sole exception.
The 90-day stay requirement will not apply to the principal and their dependents if the principal is 50 years of age or older.

You are only required to be in Malaysia after receiving the conditional approval letter in order to complete the visa endorsement process, e.g., pledging the fixed deposit, medical check and purchasing local medical insurance.
- You'll have three (3) months from the issuance of the Conditional Approval Letter to complete your visa endorsement in Malaysia.
- Applicants under 50 years old must stay in Malaysia for at least 90 days per year, and it can be accumulated by their dependents.
- All successful applicants are required to purchase a residential property in Malaysia within one (1) year of visa approval.
- Platinum: RM 2 million

Your grandparents, grandchildren, nieces, nephews, and siblings cannot be included.
A foreign domestic helper may also be placed in the Platinum category.
However, if the principal adds dependents later, the dependents' visa period will follow the remaining validity of the principal's.
However, they will need to apply for permission to study after the principal's visa has been endorsed.
However, dependents can easily switch to an Employment Pass if they receive a job offer, without affecting the principal visa holder's MM2H status.
You must first obtain a marriage certificate before adding your partner to the same application.
According to the revised MM2H Guidelines, the remaining MM2H visa holders are not permitted to hold director or shareholder positions in a company. Since this new rule applies to new applicants who apply for the MM2H visa program, current holders of MM2H passes must adhere to the previous guidelines.
Alternatively, you may switch to other visas that allow you to work & start a business, such as the Employment Visa or participate in the Premium Visa Programme (PVIP), which allows you to work or be employed in Malaysia.

However, the new regulations allow the principal applicant to designate a dependent as a successor upon their death. However, the specifics are still being finalised as this applies to the new MM2H program starting in July 2024. Existing MM2H holders under older conditions might not have this option, and their dependents' visas could be terminated.
Any interest that you receive from your fixed deposit is tax-exempt.
